安琪（叶倩文 饰）为了完成主题为“中国迷信”的论文，由加拿大抵港实地调查，甫一下飞机，安琪便邂逅了“好色”警察周发（周润发 饰），所幸未被其进一步纠缠。安琪为租得便宜住所，结识油嘴滑舌的汽车经纪人Hansom王（黄百鸣 饰），Hansom王色胆更甚，帮助安琪安家后便以帮助其了解迷信文化为借口痴缠不休。 安琪租住的房间虽然便宜，实际上却是凶宅一间，一位歌星因三角爱情自杀于此，冤魂驻留房间久久不散。Hansom王在凶宅中被女鬼整治，周发亦因关心安琪被卷入此事，两人力劝安琪搬离，但后者丝毫不为冤魂所动坚守凶宅，最终被女鬼上身。为解救安琪，汽车经纪人与警察请出法师助阵，与女鬼展开连番对抗……
